HEARING
    NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the Incorporated Village of East Hampton will hold a public meeting at the Emergency Services Building, One Cedar Street, East Hampton, New York, on Friday, May 13, 2011, at 11:00 a.m. on the following applications and to conduct such other business as may come before the Board:
    Application of Vincent Chiavarone Builders LLC and J. Mart Realty LLC, SCTM # s 301-1-6-7 and 1-6-8, for Area Variances from the requirements of Section 278-3.A.(2), Front Yard Setbacks, and Section 278-3.A.(3), Side and Rear Yard Setbacks, to allow subdivision of the property wherein the proposed lots will complement the existing development pattern along Newtown Lane and 25% of the total area will be set aside as open space. Proposed Lots 1, 2, and 4 contain existing residences and accessory structures and require the following relief: Lot 1 is proposed to be 28,745 square feet in area and has frontage on both Newtown Lane and Race Lane. The existing residence is 19.4 feet from the front lot line along Newtown Lane where the required setback is 35 feet. The residence and an accessory structure are 7.8 feet and 16.7 feet respectively from the westerly lot line where the required rear yard setback is 20.16 feet. A Variance from Section 278-3.A.(3) is requested to permit a front yard setback from Race Lane of 20.16 feet where 30.24 feet is required. Lot 2 is proposed to be 28,366 square feet in area and contains an existing residence 12.2 feet from the front property line along Newtown Lane where the required setback is 35 feet and is 18.2 feet from the easterly property line where the required side yard setback is 19 feet. Lot 4 is proposed to be 32,408 and contains an existing residence and accessory structures. A Variance from Section 278-3.A.(2) is requested to permit a setback of 35.6 feet from Newtown Lane where the required front yard setback is 40 feet. The residence and an accessory structure are 20.7 feet and 17.9 feet respectively where the required side yard setback is 21.91 feet. The proposed subdivision is located at 153 Newtown Lane and 147 Newtown Lane in Residence District R-40. This project is classified as an Unlisted Action in accordance with SEQR.
    Application of Eric and Lori Blatstein, SCTM #301-13-10-13, for Area Variances to allow reconfiguration of existing walks and patios and extension of the existing pool patio 1.6 feet from the northerly property line where the required side and rear yard setback of Section 278-3.A.(3) is 24 feet. An Area Variance may be required to allow 6,311 square feet of coverage where the maximum coverage permitted by Section 278-3.A.(6) is 5,579 square feet. Portions of the existing walks and patio are preexisting and nonconforming with respect to required side and rear yard setbacks (patio and walks proposed to be removed are 3.2 feet from the easterly property line) and lot coverage (existing coverage is 6,343 square feet). The subject property is 26,459 square feet in area and is located at 73 Ocean Avenue in Residence District R-160. The property is located in the Ocean Avenue Historic District as regulated by Chapter 176  Preservation of Historic Areas, of the Village Code and adjoins contributing properties of the East Hampton Village Historic District as listed on the National Register of Historic Places. This project is classified as a Type II Action in accordance with SEQR.
    Said Zoning Board of Appeals will at said time and place hear all persons who wish to be heard in connection with the applications. Interested parties may be heard in person, by agent, or by attorney.
