BIDDERS

    Notice is hereby given that the Springs Union Free School District will receive bids for Roof Replacement in a sealed envelope at the School District Office, located at 48 School Street, East Hampton, New York. Bids will be received until 2:00 p.m. on August 5, 2011.
    The project is to remove and replace membrane roofing over the gymnasium and remove and replace asphalt shingles on some of the older sections of the school. Project manual including specifications has been prepared by Chaleff & Rogers, Architects, P.C. The documents can be reviewed at the Business Office of the Springs School starting July 21, 2011. Copies of documents may be obtained from the school, by paying a deposit of $25 per set. Any contractor who has paid the deposit and who submits a bid, and who returns the set in good condition, within 30 days after the bid opening, will receive repayment of the full amount of the deposit. Checks for deposits are to be made out to Springs School.
    Bids are to comply with the requirements stated in the Instructions to Bidders. The School District reserves the right to waive informalities in the bids submitted if the District deems such action to be in his best interests. However, the District is not obligated to waive informalities nor does it represent that it will waive any informality.
The School District will not waive any informality that would give any bidder an unfair advantage or benefit over another bidder.
    Bids may not be withdrawn for a period of 45 days from the date of bid opening except as noted in Instructions to Bidders.

    NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the Incorporated Village of East Hampton will hold a public meeting at the Emergency Services Building, One Cedar Street, East Hampton, New York, on Friday, August 12, 2011, at 11:00 a.m. on the following applications and to conduct such other business as may come before the Board:
    Application of Andrew and Heather Baris, SCTM #301-1-3-45, for setback, coverage, and maximum gross floor area variances to allow additions to the existing residence, installation of a swimming pool, and expansion of the existing garage to accommodate a pool house. Additions to the existing residence are proposed 17.5 feet from the front property line where the required front yard setback of Section 278-3.A.(2)(a) is 25 feet and result in a total gross floor area of 2,068 square feet where the maximum gross floor area permitted in accordance with Section 278-3.A.(9) is 1,699 square feet. The gross floor area of the residence is 1,773 square feet and is lawfully preexisting and nonconforming. The proposed expansion will add 189 square feet to the first floor and 106 square feet to the second floor for a combined increase of 295 square feet. The proposed garage pool house will have a side yard setback of .3 feet and a rear yard setback of 4.7 feet where the required side and rear yard setbacks of Section 278-3.A.(3)(a) and (b) are 14 feet and 19.98 feet respectively. Together with the gross floor area of an existing shed, the total gross floor area of accessory buildings will be increased to 535 square feet where the maximum gross floor area as set forth in Section 278-3.D.(4) is limited to 339 square feet. These expansions to the residence and garage/pool house, together with the proposed installation of a swimming pool, increase coverage to 2,448 square feet where the maximum permitted coverage of Section 278-3.A.(6) is 1,898 square feet. The subject property is 6,993 square feet in area and is located at 7 Conklin Terrace in Residence District R-40. This project is classified as a Type II Action in accordance with SEQR.
    Application of 122 Main Street LLC, SCTM #301-9-1-1.4, for an Area Variance to allow the installation of a generator 25.6 feet from the side property line where the required setback is 46.54 feet in accordance with the relief provision of Section 278-3.A.(3)(b). The subject property is 107,457 square feet in area and located at 122 Main Street in Residence District R-80. This is a Type II Action in accordance with SEQR.
    Application of John P. and Evelyn W. McNiff, SCTM #301-12-7-7, to modify a prior determination granting a Freshwater Wetlands Permit and Area Variances dated November 14, 2008 in order to obtain approval for a revised landscaping plan dated received June 28, 2011 in place of the approved landscaping plan prepared by Spielberg Nursery dated revised September 8, 2008. The subject property is 135,344 square feet in area and is located at 71 Apaquogue Road in Residence District R-160. This is a Type II Action in accordance with SEQR.
    Application of Susan L. Brody, SCTM #301-8-12-8.1, for Area Variances to allow construction of a 156 square foot terrace to be located 26.5 feet from the side property line and 28.7 feet from the rear property line where the required side and rear setback requirement of Section 278-3.A.(3)(a) is 34 feet. The property is 60,250 square feet in area and is located at 59 Woods Lane, formerly 19 Georgica Road, in Residence District R-80. The parcel is a contributing property in the East Hampton Village Historic District as listed on the National Register of Historic Places but is not subject to the requirements of Chapter 176, Preservation of Historic Areas. This project is classified as a Type II Action in accordance with SEQR.        
    Said Zoning Board of Appeals will at said time and place hear all persons who wish to be heard in connection with the applications. Interested parties may be heard in person, by agent, or by attorney.
