Big Deal in the Works in Sag Harbor

In Sag Harbor, 2 Main Street, home to K Pasa and other businesses, and 22 Long Island Avenue, once the site of a 7-Eleven, are in contract.

Two of the most visible properties at the entryway to Sag Harbor, at 2 Main Street and 22 Long Island Avenue, are in contract to be sold, the listing agent, Hal Zwick of Compass, confirmed on Thursday.

He would not name the buyer.

The two properties are listed separately but Mr. Zwick said, “we kind of intended for them to go together.” The larger of the two, unable to brush off its 30-year association with the 7-Eleven convenience store, and thus colloquially known as the 7-Eleven building, is at 22 Long Island Avenue and was last listed for $25 million. It was purchased for $13.09 million in October 2020, by the nonprofit Friends of the Bay Street Theater, controlled by the developer Adam Potter. The second, 2 Main Street, sold in 2021 for $18 million to 2 Main L.L.C., of which Mr. Potter is an investor, and is listed at $9.45 million. 

The Long Island Avenue building once figured large in Bay Street Theater’s plans for a new theater. Those plans were eventually abandoned. In 2022, Southampton Town made an offer to purchase 2 Main Street as an extension of the abutting John Steinbeck Park using money from its community preservation fund. The offer was rejected.
